Board of Directors Meeting February 12th, 2026

Directors present and Zoom:
Kirk Hamilton, President: Doug Duncan, Vice President; Bob Cunningham, Secretary; Larry Palmer, Treasure; David Kelly, Marina Appearance (zoom)

Owners Present and Zoom:
Jerry Larson, Ron Hammer, Donna Belile, Greg Calloway

Marina Staff:
Austin Bynum, General manager/dockmaster

Call to order:
Kirk Hamilton, president @1.02 pm

Approval of minutes:

Financial report:
Reviewed by Larry Palmer (see attached)

Old Business:
Bynum, invoice for past water usage has been submitted to the CC for payment
Hamilton will be in contact with Bill Lambert, CC president about a lease extension due to construction running longer than originally planned.
Hamilton, Cunningham, Palmer, will continue to evaluate cost of finger piers needing repair vs replacement in the years to come. Nothing will be immediate.
Hamilton, Duffy case is in the hands of our attorney.

Vice President report:
Duncan, nothing

Secretary report:
Cunningham, nothing

Marina appearance report:
Kelly, water on the plants and grass is still an issue, lights are being installed on the marina sign

Dockmaster Update:
Bynum, Green wire spoke about upgrading the WiFi in the basin with fiber optic.
Fire watch is done every hour by the security company since the sprinkler system is temporarily shut of due to CC construction.
Fuel margins have been adjusted to be 10% less than any nearby competitors, we have also switch fuel supplier to Ryan Petroleum to be more competitive. (we are still selling Valva Tech fuel)

New Business:
Vessel that was renting on B dock has been evicted due to their boat leaking diesel fuel. We have been assured that there is not any environmental damage.
Director change: Do to selling their slip secretary Bob Cunningham has summited his resignation to the board.
Cliff Shertz has been appointed to the board to replace him as secretary, effective February 27th .
Annual meeting and election: Hamilton, April 23rd, 2026 at 9:00 am

Final Comments:
Cunningham, thank everyone and expressed how he will miss being an active member of the board, but offered to help in any way needed as a non-slip owner.
